 APARTMENT LEASE AGREEMENT
Pursuant to the Civil Code and Land Law of the Socialist Republic of Vietnam.

After discussion and agreement, we have agreed on the terms of the contract between the two 
parties as follows:
ARTICLE 1: CONTENT OF THE CONTRACT
Party A agrees to rent apartment .. to Party B.
Rental purpose: For living.
 - All apartment equipment provided by the lessor for the lessee's use is listed in the list 
 attached to the contract. This is an inseparable part of this contract.
 - The apartment, the equipment in this apartment, the electricity and water systems are handed 
 over to Party B in good condition. With confirmation from both parties,
ARTICLE 2: LEASE TERM
The lease term is: From ......./ ../20 to /....../20 
After the contract expires, Party B can renew the lease at a price negotiated according to market 
price and must have the consent of both parties.
ARTICLE 3: HOUSE TAX, DEPOSIT AND PAYMENT METHODS: 3.1. Rental price: / 1 month
3.1.1. The above rental price does not include electricity, water, wifi, gas costs. These costs are paid 
by Party B monthly according to the invoice or according to the regulations of the agencies.
3.1.2. The above rental price does not include VAT and all other taxes.
3.1.3 Rent will be paid on the . day of each month.
3.2 DEPOSIT.
3.2.1 Party B deposits to Party A the amount of . to be paid on the date the two 
 parties sign the contract.
3.2.2 This amount will be fully refunded to Party B after the contract expires, or will be used
to deduct compensation for damaged furniture and equipment due to Party B's fault (if any), or
when Party B fails to pay all the costs incurred by Party B when both parties terminate
contracts (electricity, water, gas .).
This deposit will be fully returned to Party B upon termination of the contract or will be retained as 
compensation for damaged furniture due to the fault of Party B (if any), or for other expenses 
(electricity, water, gas...) that Party B should pay for but does not pay upon termination of the 
contract.
3.2.3 The costs of electricity, water, internet and other services will be paid by Party B to the 
suppliers.
3.2.5 Party B will lose the deposit if he/she returns the house before the contract deadline.
ARTICLE 4: RIGHTS AND OBLIGATIONS OF PARTY A
4.1 Receive the rent and deliver the house, equipment and facilities in the house to Party B in good 
condition on the date of signing the contract.
4.2 Party A has the right to terminate the contract before the deadline without having to pay the 
deposit to Party B if Party B violates one of the terms specified in the contract.
ARTICLE 5: RIGHTS AND OBLIGATIONS OF PARTY B:
5.1 Pay the rent to Party A on time and in full. In case Party B pays the rent more than 3 days late as 
agreed, Party B must have the consent of Party A, otherwise, it will be subject to a penalty of 10% 
of the rent of the next payment period for each day of late payment. If Party B pays 10 days late 
from the agreed date in the contract without the approval or consent of Party A, Party A has the 
right to terminate the contract and Party B will lose the deposit and will not be compensated for any 
costs.
